Edworthy Club Proposed Development

Dolemo Development Corporation has prepared a land use re-designation application for 18.19 hectares (44.95 acres) of land. The proposed development would provide recreational facilities in an ‘urban resort village’ facility that is bounded by Sarcee Trail to the south/southwest, the CPR line west of the Bow River, by Bowdale Crescent to the northwest and by Edworthy Park to the east.

The 527,432 square foot proposed development would be situated on a relatively flat area on the northeast portion of the site that is adjacent to the CPR line and the Bow River. The facility would include a 77 meter hotel tower in the eastern portion of the facility. Approximately 60% of the site would remain as open space with a pathway system interlinked with the existing city’s pathway system.

The majority of the open space lies to the south and to the west of the structure, where screening requirements and set backs from Bowdale Crescent will follow the general rules for commercial districts. There is to be no road access from the proposed development through the Bowdale Crescent community. The portion of the site that boarders Sarcee trail is proposed to incorporate access/egress ramps from Sarcee Trail down into the proposed development site.

Preliminary geotechnical evaluation and environmental assessment reports either had been completed over a portion of the proposed site and others were still in the process of being completed in April 2007 when the land use re-designation information support package was made public.

The proposal has not yet come before the city council for hearing.
