Patterson Point Proposed Development

The engineering firm representing the developer is currently conduction geotechnical and hydrology studies as part of the process to apply for an outline plan, land use re-designation, and an amendment to the Patterson Heights Revised Concept Plan (higher density) in order to propose a 60 unit high-end multi-family development.
The proposed units will be located at 940 Patrick Street SW on 1.86 acres of a 5-acre parcel of land located behind the Indian Bluff condominium development. The proposal consists of a round-about entrance road shared with the Cougar Ridge Landings development to the west; the roundabout incorporates a regional pathway. The proposed development will provide an underground parkade since the site is surrounded by closed road allowances. The proposed emergency access route would incorporate the existing Indian Bluffs emergency access route. The proposed development buildings are stepped and stacked in order to follow the natural topography of the existing slope. It is proposed that the site be aesthetically landscaped to provide sufficient buffering to the surrounding neighborhood.
The design of the proposed development is in its preliminary stages, which allows flexibility to work with the city of Calgary and the community to create a site that satisfies all sides.
